LEAK OR DAMAGE CHECK
LIST
McARTHUR ROOFING EXISTING CUSTOMERS:
Once we receive your call or e-mail we will be glad to
check your roof.
There is never a charge if in the rare event
it is a workmanship related problem.
Below is a helpful checklist. First read and
check for these possible other problems.
TO ALL:
Dripping as if leaking or raining inside.
Excessive moisture buildup is most prominent lately due to homes
being tighter, aging of structure & added moisture sources.
Humidity above 65% is to high.
One can get a humidity gauge at any hardware store for $10
Place up high & maybe at an angle for viewing.
If above 60-65 consider buying a dehumidifier at Sears. approx. $200.
They will remove up to 70 pints of water out of the air per day! Some are automatic. Some drain out a line.
In the winter due to the ice, wind, melting
snow, record setting rain, several other problem areas at least half of
the time is the culprit of leaks. Also
blow off and stain problems. Clogged gutters,
chimney counter flashings, porous chimney's brick or mortar.
You can minimizes delays to yourself and all
by checking these common problems first "OR"
you can have us come out, find the source of
the problem for you and if it is found to be something other than a
roof problem - ( New customers ) or something other than a roof
material
or workmanship related problem - ( for McArthur previous customers )
you will get a written inspection that will cost $85.00 with a free
estimate if in our line of work.
You can also Fax a ruff sketch of your roof
with measurements or situation if you want, to the same number as a
phone call 503-698-1230.
MISSING TABS:
In the state of Oregon winds over 54 MPH and
payment for wind damage becomes your insurance company
responsibility.
Our roofs are installed to handle more than 54
MPH winds &
the majority of the time we do take care of
our customers no charge in higher winds than 54 mph, depending on the
circumstances. Many times the damage is speratic, can be seen looking
only the direction the wind was going and may have been the result of
a gust touching down in a small area. If you were one of few in your
area
that had wind damage keep in mind that winter south wind storms can
cover
several states and damage millions of homes.
Do you live in East Mult. county? Enough said.
Please tell us your material type, color and number missing if
possible. People upgrading to 2 Ply Architectuals have found blow offs
very rare. These's 2 Ply Architectuals
standard ridge comes with it's own self sealing ridge shingle so they
vary rarely blow
off.
MOISTURE / FUNGUS:
If its spread out you may have a moisture
build up situation caused by several factors
Occasionally ice caused and covered by
Insurance.
Ice dams in drainage systems or low pitched
roofs, spreads out as it's melting.
Is the moisture spread out or in a specific
spot dripping down?
Has it been raining for weeks on end?
Does the structure have built in limitations with no seperate, above
the living area, air space venting?
Is the insulation up against the underside of the flat roof? Not
prefered.
Preferred layout Roof, cross flow vented air space, insulation, ceiling.
Some flat buildings have no attic to vent out moisture.
They rely on the furnace to dry the air.
In long lasting moist weeks it would be best to monitor the humidity
level.
When the humidity level goes
above 60 make sure as many doors between rooms are open as possible,
open windows if it’s turned drier out side. The easiest way in the
hopefully
somewhat rare times of record wet days is to have installed an
automatic
de-humidifier control & unit in-line with the forced air system.
Hydrometers
are available at Ace hardware stores for around $9.
Do you cut off heat to a room? Don't do it!
Other causes: Improper natural gas flue
(leaking exhaust to the attic) or wind blowing exhaust down the flue.
Happens more in winter while raining with more moist air due to gas
furnace / water heaters running more & a higher humidity.
Also lint/dust/paint blocked attic sofit or roof vents or bath room
vent not blowing outside, etc.
CHIMNEY AREA AND BELOW LEAK:
On close inspection is your chimney cracked or
mortar not flush with the brick anymore?
Chimneys mortar gets as porous as a sponge
even without any cracks and if you have water most or two sides of your
chimney this may be why. Days of pounding rain will make a chimney in
this condition leak.
When was the last time a water sealer was
applied to your chimney?
( Olympic water guard-clear is a good product )
Your chimney may need a tuck point job,
a rebuild or a water sealer applied several time in dry weather.
Call Portland Chimney or Russell Chimney or
Oregon Chimney services.
CEILING STAINS:
Was there possibly a stain there before
and was painted over? May not know?
If an oil base sealer was not used the stain
will reappear 1 to 10 years later and look just like it happened
yesterday.
Do a tissue test after raining. Its it wet? If
not, mix TSP or bleach & water to kill any fungus and
You Must Ventilate Your Air Well While Doing
This! Scrub the area.
Wait to dry & paint on an oil base sealer,
let it dry and then paint with your paint.
LEAK AT LOWER FLOOR ONLY - NOT CEILING: Is
your foundation about 20 years old or more?
Did the foundation get painted on the outside
usually black & is that paint still there under the dirt line? Does
the foundation wall have gravel up to it.
If not you may have moisture wicking up
to your wall.
Call a good building repair contractor or a
water proofing company.
If above OK and water is at 1 location not at
the ceiling or upper wall, call a referred plumber.
LEAK AT CEILING by outside wall with small
overhang: Split siding? Especially vertical siding. Check gutters.
Condensation & Moisture buildup
problems are difficult to understand for many people.
